Zalmhaventoren

Largest residential high-rise in the Benelux, measuring 215 m high, fitted with a Mitsubishi elevator.

Highest skyscraper in the Benelux

At 215 m, the Zalmhaventoren is the highest residential high-rise in the Benelux; it looks out over the Meuse and the Erasmus bridge in Rotterdam. With the two lower, adjoining residential blocks, the towers form De Zalmhaven. Since the development phase, Mitsubishi has been involved as the elevator supplier and adviser about vertical mobility.

Advice in design phase for Zalmhaventoren
The three towers are home to eight elevators; the highest tower is 215 m high and contains four elevators and the two towers of 70 m each contain two elevators. In the design phase of De Zalmhaven, Mitsubishi gave advice on the number of elevators, their speed, the needs regarding machine rooms and also technical issues such as the safety fuses for the elevators. We also had a hand in configuring the elevators, i.e. which ones should go to which floors?

Building phase Zalmhaventoren: An elevator that can grow with the development
High-rise buildings on a small surface area, such as this project in the centre of Rotterdam, can be a challenge. How do you lift the building materials when there’s no room for an external elevator? Mitsubishi had the solution with the use of two expanding elevators. An expanding elevator (MEEgroeilift) is, quite literally, an elevator that expands with the building as it grows. In this case, the elevator expanded every four floors. Thanks to the elevator speed of 2 m/s and the automatic doors, people can move to the upper floors more quickly. Another advantage is that it saves time and work; the basic components for the final elevator are, in fact, already installed in the shaft. Once De Zalmhaven is finished, the expanding elevators will no longer be required and we will convert them into passenger elevators. Upon delivery, Mitsubishi will have replaced the temporary components to ensure a high end quality.

M-Use® user model in Zalmhaventoren
With M-Use® as the user model, De Zalmhaven has chosen not to buy the elevators; they will remain the property of Mitsubishi. As a result, De Zalmhaven will make a low initial investment. The other costs will be paid off for a fixed amount for the next 20 years, together with the costs for maintenance, replacement and any repairs

Simulations and estimates
In a skyscraper such as De Zalmhaven, it is vital that the elevator always works. After all, you can’t take the stairs to the 59th floor! In our factory, we have simulated the use of the elevators in De Zalmhaven. We also drew up estimates of usage on the basis of our experiences in comparable high-rise buildings in London and Paris. This involves many different aspects. We do not want the restaurant guests who are going to the top floor to be able to walk around the residential areas of the towers, for example. And the residents may not go into the working areas. In the end, everyone wants an elevator that takes you to the right floor, safety and quickly. That is the basic requirement. At De Zalmhaven, we offer that and more. Our elevators are energy efficient. And they last up to 40 years; much longer than our competitors.

About the building of the future
Building work began in November 2018. De Zalmhaven is expected to open in 2022. The design was created by architects Dam & Partners and KAAN Architecten and contains 452 apartments and penthouses, 33 town houses, a car park, offices, commercial spaces, a roof terrace and a restaurant.
